Mingulay is a sizeable development plot nestled in the middle of Glen Eason within the village of Lochranza taking in the spectacular mountain rural views, the perfect spot to enjoy spotting the local wildlife, including red deer and eagles. It is close to all the amenities within the thriving village, which include the Lochranza Distillery, village hall and community owned Lochranza Country Inn.

The plot extends to approximately 1/3 acre with existing buildings on site which do require significant redevelopment or demolition. There are services/utilities in place.

Any redevelopment of this property would be subject to obtaining the correct planning permissions and warrants with the local authority North Ayrshire Council.

Bothy/ Garage
The bothy/ garage is originally a stone cottage. It is currently configured and utilised as a garage with bothy/office accommodation, benefitting with electricity and running water. This building requires extensive redevelopment.

The Bungalow
The bungalow is a Arcon Mark V which is constructed of asbestos cement panels and light steel frame and rendered externally this building is in a poor condition. Therefore demolition is highly recommended to facilitate a new build, this would have to be carried out by a specialist contractor. The foot print of the bungalow currently takes in a kitchen, lounge, two bedrooms, bathroom and separate W.C.

Gardens/ Grounds
The securely enclosed grounds extending to approximately 1/3 acre, are relatively flat and securely bounded by fencing, a stone dyke and mature bushes and trees, with off road parking and turning for several vehicles.
Significant redevelopment on the grounds is required. Within the grounds is an authentic cast iron hand water pump where the past residents of the cottage drew their water from and a dilapidated timber shed.

Services
Mingulay is connected to mains electricity, water and drainage is to a Septic Tank within the grounds.

Council Tax
Currently banded 'C' for Council Tax.
